The main house offers a master bedroom with walk-in closet, a large bath, and roof-terrace with built in yacuzzi, 2 further bedrooms each with its own bathroom , a living-room, a dining-room, kitchen, guest toilet, laundry room, utility room and an additional studio apartment with separate entrance.
The grey structure of the main house is finished. Details are still missing like overall paint work, the various kitchens furniture and fixtures, fitting out the separate bathrooms as well as finishing pool and terraces. All this would be done according to any buyer’s specific taste and requests.
Regarding doors and windows we have already finished two rooms to give the buyer an impression of the style. These are custom made solid wood doors which give the house a rustic but elegant touch. Regarding floor ceramics, we have already equipped two rooms with rustic Spanish-style tiles and would recommend this kind of flooring throughout the entire house but leave the decision with the buyer to decide.
As far as finishings and furnishings of kitchen and bath rooms are concerned we do have our personal preferences and ideas and could make suggestions but would also leave the choice to be made by the buyer.

The 70m²guest house consists of a living/dining room with integrated kitchen, 1 bedroom, 1 bath and a terrace. This house is fully furnished and ready to move in.

Also included is the two-bedroom caretaker house which is to be constructed at the entrance of the property. We can offer a very reliable live-in care taker to look after the estate.  He has been working for us for three years already and merits our complete trust.
The entrance of the farm is about 500m away from the main house. Therefore, a fully-automated gate with camera, intercom and remote control is part of the package. We would supply various suggestions as to the style of this gate but leave it up to the buyer to decide.

The grey work of the infinity pool is already done and the outlines of the terraces are already defined but the buyer could still choose the respective finishing like tiles etc.
All landscaping and planting of bushes, trees and flowers in the gardens as well as inside are included in the price.
Furthermore, garden illumination in form of different low voltage circuits would be included.
The driveway at the house would be done with pebble stones while the road from the entrance going up would be gravel and in steeper parts cement cover. Drainage systems and culverts already exist.
Water supply is by natural spring water. There is a 15m³ water tank at the bottom of the property next to the spring and a 12m³ water tank above the house.  A computerized pump system takes care of the estate’s water supply.  At the tank on top of the property a pressure pump and pressure tank are installed to guarantee constant water pressure throughout the house.

Electricity is at the top of the property yet included in the price is also an additional electric line strong enough to support even higher power consumption.

At the very top of the property is a space designated as a helipad. The construction of the pad and official permits are also included in the price.
